Traditionally, a mortgage origination fee (עמלת פתיחת תיק) in Israel was 0.25% of the mortgage amount.

For a 1 million NIS mortgage, that would mean a fee of 2,500 NIS for opening a mortgage file.

As of the summer of 2022, the Knesset acted to put a cap on this fee.

The fee for mortgage origination or opening a mortgage file is capped at 360 NIS.

Once your mortgage exceeds 144,000 NIS like most of us, you’ll enjoy the benefit of the fee being capped.
